The Suburbs Where Builders Are Competing for Buyers

Every month, we analyse the Australian growth corridors where builder competition is strongest. Right now, three regions stand out for investors seeking wholesale value.
Regional Victoria: The Dual-Income Capital
Victoria's regional centres continue to offer the most compelling dual-income opportunities in the country. The combination of affordable land prices, strong rental demand, and granny flat-friendly zoning creates a sweet spot for yield-focused investors.
Key areas to watch:
**Kyabram and Mooroopna** in the Goulburn Valley are seeing strong demand from investors targeting the dual-occupancy strategy. Fixed-price packages with house plus granny flat configurations are available at total prices between $770K and $800K, with forecasted yields of 6.3% to 6.5%.
The key advantage here is land size. These packages sit on 500-1,100m² blocks, allowing the granny flat configuration that drives the dual-income model. In tighter metro markets, this simply isn't available at comparable prices.
**Yarrawonga and Nagambie** are attracting attention for their lakefront lifestyle appeal combined with investment fundamentals. These markets offer established tourism economies that support short-stay rental strategies alongside traditional long-term leasing.
South Australia's Northern Corridor
Adelaide's northern growth corridor is emerging as one of Australia's most affordable entry points for new build investors. Suburbs like Angle Vale, Virginia, and Elizabeth Park offer full turnkey packages starting from $705,000.
What's driving the opportunity:
SA has maintained relatively stable construction costs compared to the eastern states. Combined with land prices that remain well below Sydney, Melbourne, and Brisbane comparables, the total package price creates attractive entry points for first-home buyers and investors alike.
The Astel Homes release in Angle Vale and Elizabeth Park is indicative of the pricing available: 4-bedroom homes on 300m² blocks from $770K, with rental appraisals of $630-$690 per week. That's a gross yield of 4.3% to 4.6% at entry-level pricing.
NSW Growth Corridors
In New South Wales, the North West and South West Growth Corridors continue to dominate new build activity, but the most interesting value is emerging in regional NSW markets.
Ballina's Banyan Hill estate (Cumbalum) is offering Metricon-built homes on generous 455m² blocks with estimated title dates in early 2027. At just over $1M for a premium Metricon design, this represents strong value compared to Sydney metro pricing for similar specifications.
What Builders Are Offering Right Now
Current incentives across our builder network include:
These incentives reflect genuine builder competition for committed buyers. When demand softens, builders compete on price and inclusions. When demand strengthens, those incentives tighten.
The Window Is Open
The current level of builder incentive is not permanent. As interest rates stabilise and buyer confidence returns, the negotiating position shifts back toward builders. For investors who can commit now, the combination of wholesale pricing and builder incentives represents a compelling entry point.
